Where the idea began

Zimvilo emerged from a straightforward observation: Croatia's growing crowdfunding property market was creating a new class of co-owner — one who had never navigated the legal realities of shared building ownership before.

A new type of property owner in Croatia

Collective financing platforms have opened Croatian real estate to a broader range of investors — many of whom are participating in property ownership for the first time, often remotely, and sometimes as part of a group of dozens of co-owners who do not know each other.

When a crowdfunded development reaches completion and titles are transferred, the investment phase ends and the ownership phase begins. This transition is rarely smooth. Questions about who pays for what, who decides what, and how disputes are resolved surface quickly — often before the first co-owners' assembly has even been convened.

Zimvilo was created to address this gap: to provide the practical knowledge that helps co-owners understand their position under Croatian law and engage constructively with their building's management from the very beginning.

Zimvilo's workshops are educational in nature. We explain how Croatian property law works in the context of multi-unit buildings — we do not provide legal advice for individual situations.

  • Educational Format Sessions are structured as workshops — interactive, question-driven, and grounded in real examples from Croatian condominium practice.
  • Small Groups We keep participant numbers low to ensure every attendee has the opportunity to raise their specific questions and receive a considered response.
  • Current Legal Framework Content is based on Croatian legislation as currently in force — the Ownership Act, the Building Maintenance Act, and relevant regulations governing reserve funds and building managers.
  • Bilingual Delivery Given the international nature of many crowdfunding investments in Croatia, sessions can accommodate both Croatian and English-speaking participants.

Zimvilo operates from Karlovac — a city at the intersection of four rivers and a growing hub for property investment in central Croatia.

Accessible Location

Karlovac is approximately 50 kilometres from Zagreb, making it reachable for participants from the wider region attending in person.
