Rights, Obligations & the Legal Framework
The first session establishes the legal foundation of co-ownership in Croatia. Participants learn what the Zakon o vlasništvu i drugim stvarnim pravima says about their rights as unit owners and what obligations come with those rights. We work through the structure of a typical Croatian condominium — how ownership shares are calculated, what they entitle you to, and what they require of you.
The Co-owners' Assembly — Procedure & Practice
The second session focuses on the co-owners' assembly (suvlasnička skupština) — how it is convened, how it operates, and how decisions are made. Participants learn the procedural rules, the different voting thresholds for different types of decisions, and practical communication approaches for engaging constructively with co-owners whose interests may differ from their own.
Workshop materials and format
A concise written summary of the key legal points covered in both sessions, for reference after the workshop.
A practical checklist for reviewing your building's annual management plan and identifying questions to raise with your manager.
A quick-reference table of voting thresholds for different types of assembly decisions under Croatian law.

Attend Session 1 in Karlovac
The first session takes place at Senjska ul. 6, 47000 Karlovac. Duration is approximately two to three hours, including a break and Q&A period. No prior preparation is required.
Review your building's documents
Between sessions, participants are encouraged to locate and review their own building's management plan and any correspondence received from the building manager, using the checklist provided.
Attend Session 2 — Assembly Preparation
The second session builds on the first, focusing on the practical dynamics of the co-owners' assembly. Participants bring any questions that arose from reviewing their own building's situation.
